Hundreds of sellers today are realizing they're in a tough situation...they want to move, but can't afford to do so because the house they're currently in won't sell (or worse, won't sell for what they "need to get").  Increasingly, they're turning to another option, renting.  Ok, there's the hassle of tenants and toilets (TNT), but that can be mitigated by hiring a competent property manager, me! 

I'm currently managing multiple rental properties for multiple clients, and I have a system in place to make the transition from owner to rental property owner as easy as possible for you. I charge a flat rate of 50% of the first month's rent as a one-time finder's fee.  Ongoing, I charge 10% of the monthly rent, or $100 for townhomes. For the finder's fee, I provide:

  • A full rental application form requesting references, prior rental history, and much more.
  • Showings to potential renters of your house
  • A standard rental lease to protect yourselves and your house
  • A criminal background check to ensure you're not getting a crook!
  • A full credit check on all adult tenants
  • If anything doesn't pass muster, they don't get in.  It's that simple. 

Ongoing, I:

  • Collect monthly rents
  • Manage tenant questions/complaints
  • Send you the monthly rent payments less any management fees or property maintenance deductions
  • Provide monthly, or as-needed, statements of your rental banking account
  • Find new renters as leases expire or re-up renters if they wish to stay
  • Ensure your house is cared for by performing random inspections of the property (with proper tenant notice)
